After we showed the bank the door we were free to show the building’s potential.

665 Seward is a beautiful, historic building on Grand Rapids' West Side, offering an ideal location close to downtown and major highways. The original architecture provides exposed ceilings and structural beams, as well as large windows throughout the building. In partnership with Rockford Development Group, we purchased the asset in 2016, relieving it from bank involvement. Once acquired, ownership added value by renovating the main lobby and café, streamlining property management, securing long-term parking, renewing existing tenants, and leasing vacant space. After this series of improvements, the building was able to attract tenants and reach stabilization. The property was sold at an aggressive cap rate in 2021 which provided strong returns for its investors.
