1925 Breton is a two-story suburban office building located in a prime retail corridor. The building was 100 percent vacant when purchased from a large, institutional investor that was unable to provide the attention and flexibility the building needed. The underlying fundamentals were strong enough to warrant the front-end risk of the purchase. The project was done in partnership with Rockford Development Group and subsequently renovated, primarily for a government-related tenant. The building was half-leased prior to the building renovations being completed, allowing for strong upside. After further leasing efforts, the building was sold at nearly full occupancy in 2021, providing investors with substantial returns in a short period of time.
