The industrial building located in Caledonia Township, Michigan is perfectly positioned for long term success. The asset's unique location near Gerald R. Ford International Airport and across the street from Amazon’s new Regional Distribution Center make this property highly desirable. Construction had recently been completed when the building was acquired and though the building had 100% occupancy at closing, there was value to be added. Unusual lease terms and a small (but growing) company occupying the entire building made other buyers hesitant, but not us. We were able to structure the capital stack in a way that provides strong and immediate cash flow, while also providing downside protection.
