Honeycrisp partnered with two lead tenants to transform a 126,000 SF functionally obsolete, vacant property into a fully leased, stabilized multi-tenant property with growth potential. The property’s location, combined with its configuration, limited its use. Through strategic asset management, Honeycrisp reconfigured the space to work for today’s users and fully stabilized the property upon closing. All of this was achieved in a rapidly rising interest rate environment, which made financing and leasing more challenging. With a close eye on maximum value improvements and leasing strategy, Honeycrisp was able to provide strong returns to its investors. Additionally, a careful review of stormwater calculations, parking requirements, and topographical elements provides an opportunity for an approximately 125,000 SF build to suit expansion.
