3101 Fruitridge was a unique property with wetland challenges that limited developable area. We partnered with a highly qualified civil engineer and construction company to maximize the buildable area in a way that would be marketable. Quickly, we found a lead tenant with highly specific needs to kick off the project. All of this occurred during market uncertainty and rising interest rates. Through creative financing strategies and flexible partnership terms, we were able to see this deal through and meet the tenant’s tight timelines.
